Homeowners planning bathroom renovations are significantly underestimating how much their project will cost, according to new research from the Federation of Master Builders (FMB).
The study found that 71% of homeowners expect Bathroom renovation costs At under £10,000, industry professionals warn that actual budgets are often significantly higher.
The findings indicate widespread misunderstandings about both pricing and project timelines, which can leave homeowners financially exposed.

Widespread misunderstanding of actual renovation costs
This research highlights the strong disconnect between expectation and reality when it comes to bathroom budgets. A quarter of homeowners (26%) consider it perfect Bathroom renovation can be completed within £5,000, while only 3% expect to spend more than £15,000.
Despite this, builders say those low figures rarely reflect the reality of labor-intensive work, unpredictable structural problems and quality materials required for long-lasting results. FMB notes that labor alone is often the largest cost component, yet only 38% of respondents correctly identified it as the most expensive part of a renovation.
Brian Berry, chief executive of the Federation of Master Builders, said: “Bathroom renovations are one of the most common home improvement projects, but our research shows that homeowners are going into it with unrealistic expectations about both cost and timelines.”
He added: “The gap between what people think they will pay and what they actually need to pay Budget Setting them up for disappointment – or worse, pushing them towards rogue traders offering unrealistic quotes and timelines.”
Timeline expectations also out of reality
In addition to budgeting, the study found that homeowners are also significantly underestimating how long a bathroom renovation will take.
Almost one in five (19%) expect a full renovation to be completed in a week or less, while 39% believe it can be completed in two weeks.
Industry professionals argue that this is unrealistic once evacuation, plumbing, electrics, waterproofing, drying times and multi-trade coordination are taken into account. They warn that rushed schedules are often linked to poor-quality finishes and long-term maintenance problems.
David Gutierrez, president of FMB London and director of FMB member companies AMIC Ltd and Nest Building Group, said: “We see this expectation gap every week. Clients come to us thinking a bathroom renovation is going to cost £6,000 and it’s going to be done in five days, and we have to go through that reality. Quality work takes time – you’re co-ordinating, how electricians work, sometimes. Electricians work six months down the line with leaking showers and cracked tiles.”
Risk of rogue traders exploiting unrealistic expectations
FMB warns of this mismatch between expectations and reality expenses can leave homeowners vulnerable to so-called “Cowboy Builders” Those who quote artificially low to win work.
Barry added: “When someone thinks a whole bathroom can be done in five days for £3,000, they are prime targets for cowboys who will take the deposit, do shoddy work and disappear. Most homeowners budget for the bathroom they imagine, not the bathroom they will actually get.”
The organization says the issue is part of a wider consumer protection problem, with the UK construction sector losing billions to rogue traders in recent years.
When low expectations lead to costly mistakes
One homeowner affected by a poorly executed renovation described the lasting impact of choosing the cheapest price.
“I don’t shower anymore. It’s hard to relax when you look around your bathroom and see the thousands of pounds you’ve wasted,” they said. “Our quote from the retailer we bought the materials from came in at less than half the installers price and we thought we’d get a deal. Instead, we have uneven tiles, squiggly sealant, damaged fixtures including our toilet and a radiator that doesn’t work.”
FMB says cases like this underscore the importance of realistic budgeting, proper vetting of tradespersons and recognizing that quality bathroom renovations require both time and investment.
